Summer is over and the shore is getting quieter. Here is a simple look at where prices stand, using public figures from late summer 2026.
Red Bank keeps climbing
Redfin shows Red Bank's 3-month median sale at about $862K, up 15.7% year over year. Zillow's typical value is lower, about $735K. Two sources, two numbers, and both point the same way.
Asbury Park eased a little
Redfin shows Asbury Park's 3-month median sale at about $837K, down 3.7% year over year. Realtor.com shows a median listing of about $878K.
Small towns swing a lot
Spring Lake is a good example. Redfin shows a 3-month median of about $3.5M, while Homes.com shows a median list price of about $1.4M. When a town has only a few sales, one big house can move the number a lot. Bay Head, Sea Bright and other small towns work the same way.
Value is still in Ocean County
- Toms River: typical value about $465K (Zillow), 3-month median about $530K (Redfin)
- Brick: typical value about $523K (Zillow)
Both are year-round towns with marinas, shopping and plenty of space.
Rental rules vary by town
If you are buying with rental income in mind, check the town's rules first. Belmar, for example, has strict seasonal rental rules including occupancy limits and licensing. Asbury Park regulates short-term rentals with permits.

Prices are typical values or recent median sales from public portals as of late summer 2026. Small towns have few sales, so numbers swing a lot. Use these as ranges, not appraisals. Ask Monica for current MLS data.
